Companies like Open Door or even individual Realtors offer cash for keys programs. This when they will buy your home and close within the month. This sounds great but there is a cost for this convenience. The price offered is on average 10-13% lower than a traditional sale. 

Picture a triangle divided in three. The base of the triangle represent the bargain hunters like Open Door and Cash for Keys programs. Everyone wants a bargain and 13% is a deep discount in exchange for a fast closing. The middle of the triangle is we find comparison market value. The time frame can range between 30 and 90 days. The tip of the triangle is for ambitious pricing and will take as long as it takes for the seller to achieve his price.

First question that I would have for you is, was your mom a smoker? 

Bad smells, like cigarettes and pet odor kill purchase price. It is important to improve the air quality. Some carpet cleaning services have deodorizing additives. Remove the furnishings as they retain odor. 

Other things that offer a 100% return of investment are:

A fresh coat of paint leaves and don’t skip the baseboards. 

Landscaping, so jazz up the curb appeal, trim palms and shrubs, cut and edged lawn. 

If the exterior paint is not visibly worn at least paint the front door. 

Buyers are particularly poor guessers as to how much a repair costs. And will over estimate the cost by 2 to 4 times what the actual repair is. So any dry rot or repair items should be addressed. Ideally repair the item  If that is not possible because of time or expense have a written estimate of the repair by a licensed contractor available for the buyer to review. Don’t let them guess.
